Building Control: Do you need it for your project?
If you’re planning on extending, renovating or converting your property or business, understanding what permissions are needed can seem like a minefield. Most people have heard of planning permission and the importance of getting this approved, but Building Control is often a stage in the build which is overlooked. Whilst planning permission is not always required, almost all projects require Building Control Sign-Off - this includes loft conversions, internal reconfigurations and extensions amongst other projects. Let’s break the key information down for you.
What is Building Control?
Building Control checks that buildings are built to current building regulation standards. These standards are there to protect people’s safety, whether it be a new build, an extension or internal changes which may affect the structure of the building.
Building control teams inspect at different stages of the build to ensure the build is meeting the current regulations. This can include foundations, ventilation, fire protection, along with other important aspects of the build.
Building control teams also conduct a full plans check, if a full plans application has been submitted - this is where the team inspect the drawings produced by Thorp Design Services prior to the build starting. By doing this, the council can look over the drawings to make sure the builder will be meeting all regulations. If at this stage they have any questions regarding the build, this can be rectified before any building work has commenced, ensuring the project goes as smoothly as possible. Once the plan check has been completed, the inspector will then come out at specific points in the build to make sure they are building to the plans.
You can opt for a Build Notice over a full plans check, however these are slightly more expensive as the project is run through on-site with the inspector and this can lead to a more ad-hoc build.

Do I have to go through the council to gain Building Control approval?
No, unlike planning permission, Building Control approval can be achieved by a private company or the council. The council usually break their payments into two stages; plan check and inspections, whereas private building control companies combine the two stages together.
When you are ready to submit for building control approval, we can obtain two quotes for you to compare. Again, as this is a third-party cost, the fee will be paid directly to the building control council or company. We will act as your agent on the application and as such, any correspondence through the plan check will be sent to us for your convenience.
How long does the Building Control Plan Check take?
Once you submit your plans, the time required for approval can vary:
Council Approval: Typically takes around 5 weeks - this does vary from council to council and will also depend on their current workloads.
Private Building Control Company: A faster option, usually 2 weeks
Choosing between council and private Building Control depends on your budget, timeline, and personal preference.
